SCOPE OF WORK
Monster Vac performed services specified by contract. These services included Preventative Maintenance on the main Air handlers in the building and system maintenance on the induction units and core systems for floors 10 thru 18 of the Byron Rogers Building. Preventative maintenance on the air handlers included cleaning and servicing the blower and blower wheel, greasing bearings, removing replacing and adjusting belts. It also included cleaning the drain pans, filter banks and air handler compartment. Also included was removing electronic filters, servicing them and replacing them. Primary and secondary filter banks were replaced. Damaged insulation was removed and replaced in air handlers. Restoration work on the 10th thru 18th floors included installing inspection doors in air ducts. Installing clean out doors and inspection doors for main Re-Heat coils. Restored and serviced coils. Cleaned full length of supply and return air ducts for core systems. Performed preventative maintenance on the mixing boxes. . Installed new clamps on supply air ducts to repair air leaks and duct leakage. Removed and repaired light troffers diffusers. Performed preventative maintenance on the perimeter induction units. This included removing coils and flushing the interior of the coil to free sediment. Repairing faulty controls and installing new pneumatic controls where needed. Clean and serviced coils and fabricated new filter screens for each unit. Monitored air quality during the entire project.
